7 Things Every DFW Homeowner Should Know Before Choosing New Flooring

The floor people fall in love with in the showroom isn’t always the one that’s right for their home.

Sometimes it’s because of pets. Sometimes it’s all that Texas sunshine pouring through the windows. Other times, the real issue is something nobody sees the concrete slab underneath.

Choosing flooring isn’t just about finding a color you like. It’s about making sure it performs well for years after it’s installed.

1. Your Foundation Matters More Than Most People Realize

If you’ve lived in North Texas very long, you’ve probably heard someone complain about shifting foundations.

Our clay soil expands when it’s wet and shrinks when it’s dry. That movement can affect your slab, and your flooring depends on that slab being stable.

Small hairline cracks are pretty common. Large cracks, uneven floors, or doors that suddenly stop closing correctly deserve a closer look before you spend money on new flooring.

Once you’re confident the foundation is stable, you have plenty of good flooring choices. Luxury vinyl plank, laminate, and many engineered hardwood products all work well over concrete when installed correctly.

The key is proper preparation. A floor that’s out of level or doesn’t have enough room to expand can eventually start making noise or separate at the joints.

If there’s any doubt about foundation movement, solve that problem first. It’s much cheaper than replacing a brand-new floor later.

2. Never Assume a Concrete Slab Is Dry

One of the biggest mistakes homeowners make is thinking a slab looks dry, so it must be dry.

Concrete doesn’t work that way.

Moisture can move through concrete without leaving any visible signs. Once new flooring is installed, that trapped moisture can create problems with adhesives or become trapped beneath the floor itself.

That’s why moisture testing should always be part of the installation process.

The results determine whether a moisture barrier, vapor-control product, moisture-resistant adhesive, or no additional protection is needed.

Every flooring product has its own requirements. What works under floating vinyl may not be appropriate for glue-down hardwood.

Skipping moisture testing is simply taking a gamble.

3. Let the Flooring Adjust to the House

People often ask if flooring needs to sit in the home for three days before installation.

Sometimes it does.Sometimes it doesn’t.The answer depends entirely on the product.

Wood flooring often needs time to reach the home’s normal moisture conditions. Vinyl and laminate may require much less time, but manufacturers still specify temperature and storage requirements.

More important than counting hours is making sure the house is ready.

The HVAC should already be running, and indoor conditions should match how the home will normally be lived in. Flooring shouldn’t come straight from a hot delivery truck into a house that’s been sitting without air conditioning.

4. Don’t Focus Only on the Wear Layer

Wear layers matter, but they aren’t the whole story.

For busy households with kids, pets, or a lot of foot traffic, we typically recommend 20-mil luxury vinyl. Bedrooms and lower-traffic spaces often do perfectly well with 12-mil products.

With laminate, AC4 is a great fit for most active households. AC5 is even tougher, although many homes simply don’t need that extra level of durability.

That said, we also look at the locking system, core construction, finish quality, warranty, and manufacturer. All of those play a role in how a floor performs over time.

And despite what advertisements may claim, we’ve never seen a floor that’s truly scratch-proof.

Dogs, furniture, sand, and high heels eventually leave their mark on just about anything.

5. Always Take Samples Home

Showroom lighting tells only part of the story.

Natural light changes throughout the day, and your flooring changes with it.

A warm beige can suddenly look much more golden in afternoon sun. Gray flooring sometimes picks up blue tones in certain rooms. Dark floors tend to show dust and pet hair much faster than lighter colors.

Before making a decision, bring samples home.

Lay them next to your cabinets.

Look at them in the morning.

Look again in the evening.

That extra day can save you years of wondering whether you picked the right color.

6. The Installation Is Only as Good as the Prep Work

Not every flooring estimate includes the same preparation.

One contractor may include patching and leveling.

Another may charge for those items after demolition.

Someone else might not plan on doing much prep at all.

That’s why two quotes with similar prices can end up costing very different amounts.

After the old flooring comes up, the slab should be inspected carefully. Old adhesive, loose patch material, uneven spots, cracks, and moisture issues all need to be addressed before the new flooring goes down.

Even a small low spot can create movement beneath the planks, putting stress on the locking joints every time someone walks across the room.

Ask how subfloor preparation is handled.

Ask what’s included.

Ask what happens if additional work is needed after demolition.

Those conversations are much easier before the project begins.

7. Make Sure They’ll Still Be Around Later

A warranty doesn’t help much if the company disappears six months after installation.

• Spend a few minutes doing your homework.
• Look up their showroom.
• Read online reviews.
• See how the company responds to problems.
• Ask who actually installs the flooring and who you’ll call if something needs attention after the job is finished.

Can solid hardwood be installed over concrete?

Yes, in some situations. Engineered hardwood is often the more practical choice because it’s designed to handle the conditions commonly found over concrete slabs. Either way, moisture testing and the proper installation method are essential.

What’s the best flooring for homes with dogs?

Luxury vinyl plank and laminate are usually where we start the conversation. For active households, a 20-mil wear layer or AC4-rated laminate offers a good balance of durability and value. Your dog’s size and activity level also make a difference.

Does every concrete slab need a moisture barrier?

Not necessarily.

Every slab should be tested first. The flooring product, adhesive system, and moisture readings determine what’s required.

How long should flooring acclimate?

However long the manufacturer specifies.

Some products are based on time, others on temperature or moisture readings. There’s no one-size-fits-all answer.

Will a floating floor solve foundation problems?

No.

Floating floors can handle small amounts of normal movement, but they aren’t a fix for structural issues.
